Application Requirements

General Requirements

To ensure a smooth application process, please review our rental requirements before applying. All applicants must meet the following criteria:

Required Documentation

Please have the following documents ready when applying:

• Valid government-issued photo ID
• Proof of income (last 2 pay stubs, employment letter, or tax returns)
• Bank statements (last 2 months)
• Previous landlord references (if applicable)
• Emergency contact information

Application Process

Step 1: Submit Application

Complete our online application form with accurate information. Each adult occupant must submit a separate application.

Step 2: Application Fee

Pay the non-refundable application fee of $50 per applicant. This covers the cost of background and credit checks.

Step 3: Screening Process

We conduct the following screenings for all applicants:

• Credit history check (minimum score of 600 preferred)
• Criminal background check
• Rental history verification
• Employment and income verification
• Reference checks

Step 4: Approval Notification

Applications are typically processed within 2-3 business days. You will be notified via email of your application status.

Move-In Requirements

Upon approval, the following will be required before move-in:

• First month's rent
• Security deposit of $500 (non-refundable)
• Pet deposit of $500 (non-refundable) if applicable
• Signed lease agreement
• Proof of renter's insurance
• Utility account setup confirmation

Special Circumstances

Students

University of Arkansas students may qualify with a co-signer if they don't meet income requirements independently. Co-signers must meet all standard application requirements.

Self-Employed Applicants

Self-employed individuals should provide:

• Two years of tax returns
• Current year profit and loss statement
• Business bank statements

International Applicants

International applicants without U.S. credit history may be required to:

• Provide additional security deposit
• Show proof of funds for the entire lease term
• Provide a U.S.-based co-signer

Reasons for Denial

Applications may be denied for the following reasons:

• Insufficient income or employment history
• Poor credit history or score below minimum requirement
• Previous evictions or landlord disputes
• Criminal history that poses a risk to property or residents
• Falsification of application information
• Negative references from previous landlords
