Pet-Friendly Community
At The Flats on Razorback, we understand that pets are part of your family. We welcome cats and dogs with some reasonable restrictions to ensure the comfort and safety of all residents.
Pet Fees
Pet Deposit: $500 (non-refundable)
Monthly Pet Rent: $25 per pet
Maximum Pets: 2 pets per unit
Accepted Pets
Dogs
- Maximum weight limit: 75 pounds (full grown)
- All breeds welcome except those restricted by insurance policy*
- Must be at least 1 year old
- Must be spayed/neutered
- Current vaccinations required
Cats
- No weight restrictions
- Must be at least 1 year old
- Must be spayed/neutered
- Current vaccinations required
- Indoor cats only
Breed Restrictions*
Due to insurance requirements, the following dog breeds and mixes thereof are not permitted:
- Pit Bull Terriers
- Staffordshire Terriers
- Rottweilers
- German Shepherds
- Presa Canarios
- Chow Chows
- Doberman Pinschers
- Akitas
- Wolf-hybrids
- Mastiffs
- Cane Corsos
- Great Danes
- Alaskan Malamutes
- Siberian Huskies
Pet Requirements
All pets must meet the following requirements:
- Provide veterinary records showing current vaccinations
- Provide proof of spay/neuter
- Register pet with property management before move-in
- Maintain current city pet license (if required)
- Pets must be on a leash when outside the unit
- Clean up after your pet immediately
- Prevent excessive noise or aggressive behavior
Pet Owner Responsibilities
- Keep pets under control at all times
- Do not leave pets unattended outside
- Properly dispose of pet waste in designated areas
- Prevent property damage caused by pets
- Ensure pets do not disturb other residents
- Maintain unit cleanliness and odor control
- Report any pet-related incidents immediately
Visiting Pets
Pets visiting for more than 7 days must be registered with management and meet all pet policy requirements. Visiting pets are subject to the same rules and restrictions as resident pets.
Service and Emotional Support Animals
Service animals and emotional support animals are not considered pets and are exempt from pet deposits and monthly pet rent. However, the following documentation is required:
- For service animals: No documentation required, but animal must be trained to perform specific tasks
- For emotional support animals: Letter from a licensed healthcare professional
- All animals must still meet vaccination and behavior requirements
Violations and Consequences
Failure to comply with the pet policy may result in:
- Written warnings
- Fines starting at $100 per violation
- Requirement to remove the pet from the property
- Termination of lease in severe cases

- Wilson Park - 2 miles (off-leash dog park)
- Gulley Park - 3 miles (walking trails)
- Multiple veterinary clinics within 5 minutes
- Pet supply stores nearby
